Terms of Service

Effective October 12, 2026

These terms are an agreement between you and Altru Listings LLC ("Altru Listings," "we," "us") for your use of www.altrulistings.com (the "Service"). By creating an account or using the Service, you agree to them.

1. The Service

Altru Listings compares the listing details you enter (your "record") with what listing sites, search results and listing data providers show, and reports the differences. It lets you log correction requests and track them.

Altru Listings does not change, edit or submit anything on third-party listing sites. Fixing a listing on a site remains your responsibility, or that of the site and your MLS.

2. Your account

You must be at least 18 and provide accurate information. You are responsible for keeping your sign-in details secure and for activity in your account. Tell us promptly at info@altrulistings.com if you suspect unauthorized use.

3. Free trial, subscription and billing

• Free trial. New subscribers get a 7-day free trial. A payment card is required to start it.
• Automatic renewal. Unless you cancel before the trial ends, your subscription starts automatically and your card is charged the plan price, which depends on the plan size you choose: currently $29 per month for up to 10 active listings, plus $10 per month for each additional 10, up to 50 active listings, and then each month on the same date until you cancel.
• Cancelling. You can cancel at any time from the Billing page. If you cancel during the trial, you will not be charged. If you cancel after, you will not be charged again, your access continues until the end of the month you paid for, and your account closes at the end of that month.
• No refunds. All payments are final and non-refundable, including for partial months and unused time, except where the law requires otherwise. See our Refund Policy.
• Plan size. Your plan covers a number of active listings. Archived listings don't count. You can change the plan size on the Billing page; Stripe adjusts the next invoice for the difference. You can't move to a plan smaller than your current number of active listings.
• Failed payments. If a payment fails, we may retry it and may suspend access until it succeeds.
• Price changes. We will email you at least 30 days before any price change takes effect. If you do not agree, you can cancel before it applies.
• Taxes. Prices do not include taxes, which may be added where required.

Payments are processed by Stripe and are also subject to Stripe's terms.

4. Your listings and content

You may only add listings that you represent or are authorized to manage. You are responsible for the accuracy of your record, because it is the standard everything is checked against.

Do not enter homeowner names, phone numbers, email addresses or other personal details about sellers or buyers.

You keep ownership of the information you enter. You give us permission to store and process it to provide the Service.

5. Acceptable use

You agree not to:

• use the Service for anything unlawful, or in violation of your MLS, brokerage or licensing rules;
• try to access other users' accounts or data;
• interfere with or overload the Service, or try to get around its security;
• copy, resell or build a competing product from the Service.

6. Accuracy of checks

The Service relies on third-party sites, search engines and data providers that we do not control. Checks can be incomplete, delayed or wrong. In particular:

• Some sites limit automated access, so some sites or fields may not be checked at all.
• Search results and data providers can lag behind the sites by days.
• Values marked as needing a manual check show your own record and have not been verified on the site.

The Service helps you find problems but does not guarantee that every error will be found or that any site will correct one. Always confirm important details yourself before relying on them.

7. Third-party sites and trademarks

Zillow, Realtor.com, Redfin, Trulia, Homes.com and other names are trademarks of their owners. Altru Listings is not affiliated with, endorsed by or sponsored by them. Links to third-party sites are provided for convenience, and your use of those sites is governed by their own terms.

8. Our intellectual property

The Service, including its software, design and content, belongs to Altru Listings. We give you a limited, non-transferable right to use it while your account is active and you follow these terms.

9. Ending your account

You can stop using the Service and cancel your subscription at any time. We may suspend or close accounts that break these terms or don't pay, with notice where reasonable. When a subscription ends, your account closes for checking but your saved information is kept, as described in our Privacy Policy. You can delete your account and its information at any time from Settings.

10. Disclaimers

The Service is provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, accuracy and non-infringement. We do not promise the Service will be uninterrupted or error-free.

11. Limitation of liability

To the fullest extent the law allows, Altru Listings will not be liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, commissions, sales or data. Our total liability for any claim relating to the Service is limited to the amount you paid us in the 12 months before the claim arose.

12. Indemnity

You agree to defend and hold Altru Listings harmless from claims arising from your use of the Service, the listings and information you enter, or your breach of these terms.

13. Governing law and disputes

These terms are governed by the laws of California, without regard to its conflict-of-law rules. Any dispute will be resolved in the state or federal courts located in Los Angeles County, California, and you and we consent to their jurisdiction.

14. Changes to these terms

We may update these terms. If we make material changes, we will email you or post a notice in the Service at least 30 days before they take effect. Continuing to use the Service after that means you accept the updated terms.
